Minutes
1. Call meeting to order
Ryan Spiekerman called the meeting to order at 7:00 p.m.
2. Pledge of Allegiance
Mr. Spiekerman asked all present to stand and Pledge of Allegiance to the Flag.
3. Roll Call
Roll call was taken and members present were:
- Ryan Spiekerman
- Bob Fenwick
- Harry Brown

- Tom Springer

4. Motion to approve the agenda and meeting rules
A motion was made by Olga Brezden with support from Tom Springer to approve the agenda and meeting rules. The motion carried.
5. Motion to Approve the Minutes of the February 23, 2026 Meeting.
A motion was made by Tom Springer with support from Bob Fenwick to approve the minutes of the February 23, 2026 meeting. The motion carried.
7. Announce and Discuss any Conflicts of Interest
None
8. Public comments not related to the Hearing
There were no public comments.
9. Motion to go into Variance Request Public hearing regarding Taron S. Beaupre & Trenna L. Beaupre.
A motion was made by Olga Brezden with support from Bob Fenwick to open the public hearing at 7:02 p.m. The motion carried.
10. Review by the Zoning Administrator Administrative Appeal Decision
Mr. Jorgensen noted representative from Deloof Builders is present regarding the hearing for Taron and Trenna.
Mr. Jorgensen reviewed the application and noted that the variance request involves combining two non-conforming parcels into a single one, transfer land to the neighbor to bring the neighbor’s septic system into compliance and removing an aging structure and building a new garage next to the house. The request is for a rear yard setback for the garage as this runs along Lake Shore Drive. The required set back is 35 ft and the new structure will only have a 26.1ft set back thus requiring a 9 ft variance.
Mr. Jorgensen noted that all fees have been paid, meeting was noticed in the newspaper and all properties within 300 ft were notified as well as utilities. He only received one phone call and they did not have a problem with granting the variance.
The question of a balance due was raised by Ms. Brezden and Mr. Jorgensen noted that the balance due, after the variance granted, would be due to the owner from the Township.
Mr. Springer questioned if the new house to be replaced is compliant. Mr. Jorgensen noted it is being rebuilt on the original foundation.
11. Comments from the Applicant (All comments directed to the Chairperson)
Mr. Deloof pointed out that one focus of the plan was to get more land for their neighbor’s septic system as it is based on the square footage of the lot.

13. Comments from the ZBA Board while in the Public Hearing
Mr. Spiekerman noted that there were no other comments from the board members.
14. Site Visit is Optional (If a Site Visit is needed, no decisions will be made at the site. All members will return to the Township Hall. The hearing will reconvene before any decisions will be made)
Ms. Brezden visited the property and questioned where the deck is being built.
Mr. Deloof noted that they will be leveling the slope so that walk off flat from deck down to the lake. He noted the garage is a post frame building sided to match the house.
15. Motion to close the public hearing
A motion was made by Tom Springer with support from Bob Fenwick to close the public hearing at 7:17 p.m.
16. Deliberation by the Zoning Board of Appeals
Mr. Spiekerman asked if any comments.
The board members felt the request is straight forward and given configuration of the parcels it is the best they can do. Noted it helps neighbor, looks good and is well thought
17. Review and Approve the Finding of Facts
The finding of facts was reviewed by the board members. Facts numbered 1 through 18 were all agreed to as “yes.” The following were voted as noted:

The motion carried 5 to 0.
18. Zoning Board of Appeals to uphold or reverse the decision of the Zoning Administrator as relates to:
- Variance of the Waterfront Residential Rear Yard Setback of the proposed garage/accessory building.
Bob Fenwick made a motion with support from Olga Brezden to approve the requested variance of the waterfront residential rear yard setback.
Roll call was taken:

- Olga Brezden – yes
- Bob Fenwick – yes.
The motion carried 5 to 0.
